The following 'frequently asked questions' are intended to answer the most common enquiries regarding Denham Garden Village.

Q. What is the local public transport? How far away are the bus stops and train station?
A.
The 181 bus service runs Monday-Saturday to Uxbridge town centre (about 3 miles away) from Denham Garden Village Centre. This is the Denham County Rider service and is wheelchair accessible. From the nearby shops at Denham Green, other buses run to Heathrow, Northwood, Ruislip, Maple Cross, Rickmansworth, Watford, Harefield and Mount Vernon. A regular train service operates from Denham into London (Marylebone) and to the West Midlands. Denham station is less than one mile from the village. South Bucks operate a wheelchair friendly Dial-A-Ride bus service. You can be registered with them and the bus can be pre-booked for ease of use. Additionally, the Denham Garden Village buggy service is provided to transport residents around the village to and from the wide range of available facilities. This service is manned by residents who give their services on a voluntary basis. There are also good local taxi firms.

Q. What is included in the management charge, and how much will it be?

Q. What happens if I need medical care, or if I have to go into hospital?
A.
The Service Delivery Manager will help you to access the care and support services you require. Denham Garden Village has its own GP Surgery which is open daily from 9am. All residents registered with our on site GP also benefit from a prescription delivery service. There are four National Health hospitals within an eight-mile radius – Hillingdon, Wexham Park, Mount Vernon and Harefield.

Q. Are there guest facilities if my family come to stay?
A
There is a guest suite in John Mills Court. This is available for use by relatives or friends for a small charge to cover the cost of maintaining the suite.

Q. Can I have a pet?
A.
A pet can be an important source of happiness and comfort. We encourage residents to have a pet, so long as the pet does not become a nuisance to other residents. Any pet must be kept under control and the owner is entirely responsible for clearing up any fouling of the grounds. If the pet becomes a nuisance to other residents or the owner can no longer properly look after the pet, our staff can help to relocate the pet to another home.

Q. What are the parking facilities?
A.
All the houses to the front of the Village have a garage and private drive. All other purchase properties will be allocated a conveniently positioned parking place. Additional parking provision is available to tenants and guests on a first come first served basis.

Q. When will all the village centre facilities be ready?
A
. All Village Centre facilities are now open, including the Health Spa, Café Bar, Village Shop, Post Office, Winter Garden, Library and GP Surgery.

Q. Can the local community use the facilities?
A.
A limited number of memberships of the Health Spa have been made available to the local community (adults only). The Café Bar and Village Shop will continue to welcome the local community and guests of residents. The GP Surgery is open to both residents and members of the local community.

Q. What if I want to sell my property on Denham Garden Village?
A.
The 125-year lease is fully assignable. This means that once a buyer has been found you instruct your solicitor to carry out the legal work as in any normal property sale. Your solicitor will need to contact us to get legal approval and to establish any sums that may be owed, such as Sinking Fund contributions. Specifically the lease insists that the property can only be sold to someone of 55 years or over. The landlord (in this case Anchor Trust) will need to approve the sale prior to completion, to ensure any criteria like the age exclusivity clause is met. Please note that we do not charge a resale fee. The full value of any increase in the property price goes to the property owner. We can offer an estate agent's introductory service on very competitive terms.

Q. Who monitors the CCTV and alarm systems?
A.
The CCTV are recorded, but can be monitored by staff on-site if necessary. The emergency and burglar alarm systems are monitored by the care service locally (although fire will go direct to the fire service). There is a 24-hour local presence of staff. Should staff not be immediately available to respond to an alarm, it will default to a central alarm centre.

Q. How is the rubbish collected?
A.
The local council bin service applies. For residents in the apartments, there are area bin stores close to each apartment that staff will empty regularly.

Q. Is the heating gas or electricity?
A.
Gas central heating is applied. Each property benefits from its own combination boiler ensuring residents have total control.

Q. Where is the nearest church?
A.
There are three churches in Denham Village, about a mile away. A smaller church holds less frequent services in Denham Green, just opposite the entrance to the village. Also, the village hall in our Village Centre is available for residents if they wish to arrange for religious services or other gatherings. Currently there is a monthly communion.

Q. Where is the nearest big supermarket?
A. Waitrose, Sainsbury's and Tesco all have supermarkets within 15 minutes drive.
